Needs Assessment

Depending on the nature of your business and its size, we can assess and recommend the type of building services that you need. In some cases, you may want us to investigate whether the building services of an earmarked site are adequate for the needs of your business and your people. This type of assessment helps you make informed decisions about the future plans for your business, and reduces the risk of serious challenges such as having problems with the electrical power supply, inadequate firefighting systems, insufficient space for back-up generators, etc.

Feasibility Assessment

The answer to the million-dollar question ‘Is it worth it?’ does not relate only to money. It is the result of many factors, which, besides financial considerations, may include technology, time, market conditions, environmental standards, regulatory restrictions, etc. We help you assess the value of the costs and benefits of building services and systems of different scenarios so you can decide with more ease and a greater confidence that your investment is ‘worth it’.

Project Inception

This is the stage where we conduct a review of architectural design and integrate feedback regarding salient features such as vertical core design; and draw up budgetary estimates for the installation of the mechanical and electrical services. As a result of project inception, our clients can allocate the budget for the project or shortlist the desired list of services or tweak the quality of the installations to suit their budget.

Planning Reports

Depending on the size and scope of the project, the Planning Authority would require you to prepare and submit a number of planning reports, related to lighting, power, ventilation, noise, fire safety, emissions, etc. We can assist you through this permitting process and prepare the necessary planning reports.

Preliminary Design

At this stage, we provide preliminary mechanical and electrical system design; second level review of architectural requirements required to house the required functionality from the M&E systems; and liaise with interior designers to produce a coordinated design between finishes and engineering systems depending on the balance of functionality, maintainability, and aesthetic importance.

Procurement Package

The procurement package typically consists of detailed M&E system designs based on the agreed preliminary design; detailing specifications of equipment required; and the provision of a written communication package listing the properties of the systems needed. This means that at this stage, you can go to the market to procure the type of building services you need.

Evaluation of Offers

We provide independent and professional assessment of the different offers for services, materials and/or works that you receive from bidders in response to the call for quotations. Our recommendation for the best value-for-money offer is based on the specifications and conditions, as well as your guidance in terms of project parameters. From our experience we know this stage to be extremely crucial, as choosing the right systems that match what you need will avoid problems in the future, such as difficulty to obtain certifications and licenses.

Supervision of Works

During the works we can offer to supervise the installation and commissioning of the building services and systems to ensure that works and equipment are compliant to the bid and to local legislation and standards. We will also avert any issues that may arise if there are different suppliers/contractors for different systems.

Compliance Certification

We also provide independent commissioning verification, expert valuation of works, and compliance certification services by witnessing and accepting the testing and commissioning activities on behalf of our clients.
